The Best Time to Pressure Wash a House in Oregon

In western Oregon the best time to pressure wash is the dry stretch from late May through September. Concrete needs to dry for a treatment to bond, and a house wash holds longest when it is done in July or August. Windows are best cleaned in early autumn, after summer dust, and gutters in late October once the leaves are down.

Projects start at $299 Every property is quoted individually

Before you ask for a number, it is worth reading how our pricing works.

Timing changes how long a result lasts, not the price. Jobs start at $299 year round, and this is roughly how long each one takes on site.

  • House wash, one story 2 to 3 hours
  • House wash, two stories 3 to 4 hours
  • Windows, inside and out 2 to 4 hours

Why the calendar matters more than the machine

The Portland metro, Lake Oswego included, averages about 44 inches of rain over roughly 155 days a year, and outdoor surfaces seldom dry out between October and May.

Algae and moss grow through that wet half of the year. Cleaning in March only resets the clock at the start of the growing season, while cleaning in summer lets the surface dry hard and gives a treatment time to bond before the rain returns.

No setting makes up for bad timing. Turning up the pressure on a wet slab does not kill growth any faster, and it risks etching the surface.

Each job and its best window

If you can only book one visit a year, these are the windows that matter.

Each job and its best window
JobBest time Reason
Concrete and pavers Late May to September The surface dries and a treatment bonds
Siding soft wash July and August Longest-lasting result before the wet season
Window cleaning Early autumn Summer dust is off before the dark months
Gutter cleaning Late October After the leaves have fallen
Gutter repair or guards June to September Work needs dry weather
Commercial frontage Year round, by need Runs on operational need, not weather

Is winter pressure washing a mistake?

Not always. A slick path in November is a safety problem, and clearing it is worth doing whenever it happens. The point is that a winter clean is a short-term fix, because the surface goes straight back into eight damp months.

Commercial docks, entries and frontage are different again and run on operational need, as set out in our guide to heated versus unheated washing.

Exterior cleaning through the Oregon year

One reasonable order for a typical home. Your own surfaces and trees may shift it.

Late May to September

Driveways, patios and decks

Flatwork goes first in the dry months, so the slab dries and any treatment can bond.

July and August

House wash

This is when a soft wash on siding holds best, ahead of the autumn rain.

June to September

Repairs, sealing, guards

The only sensible window for gutter repair, resealing or guard fitting.

September and early October

Windows

Glass is at its dirtiest after a dry summer, just before the darkest months.

Late October

Gutters

Once the leaves are down, so the clean is not undone a week later.

Common questions

July and August for a house wash, and late May through September for driveways and patios, when surfaces can dry.

It works, but the result is shorter lived, because the surface heads straight into more damp weather. A summer clean dries hard and lasts longer.

Once a year suits most homes, ideally in midsummer, with north-facing walls usually the first to green over.

In late October after leaf drop, and again in spring for most homes. Houses under big trees often need a third visit.

No. Work starts at $299 whatever the month, and the written quote is valid for 30 days.
